Terms and Conditions

By confirming a booking with A1 Apartments Aruba ("the Property," "we," "us," "our"), the guest ("you," "the Guest") agrees to the following Terms and Conditions. These terms apply to all reservations made directly through our website (www.a1aruba.com) or via any other booking channel (including Online Travel Agencies, hereafter "OTAs").

1. Reservations & Prepayment Policy


1.1 Reservation Confirmation

All bookings are subject to approval and are only considered confirmed once a reservation fee ("prepayment") has been received. We do not accept payment upon arrival at the property under any circumstances.

1.2 Prepayment Requirements

For non-refundable reservations: 100% of the total booking price is due at the time of booking.

For flexible rate plans: a refundable $150 reservation deposit is charged at the time of booking; the remaining balance is due before check-in as specified by your rate plan.

1.3 Accepted Payment Methods

We accept payments via: Credit Card, Cash, PayPal, Zelle, Wise, and Wire Transfer / Direct Deposit.

We do not accept personal checks under any circumstances.

1.4 Payment Timing & Refunds

Unless otherwise stated in your booking confirmation, prepayments are processed immediately after booking approval. Refunds (where applicable) are issued within 7 days of cancellation approval.

Deposit is non-refundable unless there are mitigating circumstances (proven).

1.5 Identification

Guests are required to present a valid photo ID and credit card upon check-in. All special requests are subject to availability and may incur additional charges.

2. Cancellation & Refund Policy


2.1 Grace Period

There is a 24-hour grace period after booking during which cancellations are free of charge, except for same-day (last-minute) bookings.

2.2 Flexible – 14 Days Policy

Free cancellation up to 14 days before arrival.

50% charge of the total booking if canceled within 14 days of arrival.

100% charge if the guest is a no-show.

At booking: a refundable $150 reservation deposit is charged; the remaining balance is due 14 days before check-in.

2.3 Flexible – 7 Days Policy

Free cancellation up to 7 days before arrival.

100% charge if canceled within 7 days of arrival.

At booking: a refundable $150 reservation deposit is charged; the remaining balance is due 7 days before check-in.

2.4 Flexible – 1 Day Policy

Free cancellation up to 1 day before arrival.

50% charge if canceled within 1 day of arrival.

At booking: a refundable $150 reservation deposit is charged; the remaining balance is due before check-in.

2.5 Early-Bird Reservations

Free cancellation up to 30 days before arrival.

100% of the reservation fee charged if canceled within 30 days of arrival.

Applies only to bookings made 6 months or more in advance.

2.6 Non-Refundable Reservations

All reservations booked under a non-refundable rate are fully non-refundable under all circumstances, including but not limited to cancellation, modification, early departure, failure to arrive, or no-show. No refunds will be provided under any circumstances. However, at our discretion, guests may reschedule their stay or transfer their reservation to a third party. We recommend that guests purchase travel or cancellation insurance.

2.7 No-Show Policy

A no-show is defined as failure to arrive on the confirmed check-in date without prior written cancellation.

No-shows will be charged 100% of the total reservation amount and are not eligible for any refund or credit, regardless of the rate plan selected. This policy applies to all reservations, including non-refundable, flexible, and early-bird rate plans.

If you fail to arrive on your confirmed check-in date and have not provided written cancellation in accordance with the applicable cancellation policy, your reservation will be considered a no-show and the full reservation amount will be charged to the payment method provided at booking.

2.8 Third-Party Booking Channels (OTA / Hotel Collect)

Reservations made through third-party platforms (including but not limited to Expedia, Travelocity, Booking.com, and their affiliates) are subject to the same cancellation, no-show, and non-refundability terms as direct bookings.

The property is not authorized to issue refunds outside the applicable rate rules accepted at booking, regardless of the booking channel used. By completing a reservation through any third-party platform, you acknowledge and agree that the cancellation, no-show, and refund policies displayed at the time of booking apply to your reservation.

2.9 Payment Authorization & Cardholder Responsibility

By completing a reservation, the cardholder expressly authorizes A1 Apartments Aruba to charge the full reservation amount to the provided payment method in accordance with the selected rate plan and these Terms & Conditions, regardless of actual use of the accommodation.

This authorization applies to:

  • Prepayment charges at the time of booking (as specified by the rate plan)
  • Remaining balance charges at check-in or as specified by the rate plan
  • Full reservation charges in the event of cancellation within the non-refundable period
  • Full reservation charges in the event of a no-show
  • Any applicable fees, taxes, or charges as outlined in these Terms & Conditions

Cardholders acknowledge that initiating a chargeback in contradiction to the accepted rate rules and these Terms & Conditions constitutes a dispute of a valid charge. By completing a reservation, you agree that you have read, understood, and accepted all terms, including cancellation policies, no-show policies, and non-refundability terms.

2.10 Acceptance of Terms

Completion of a reservation constitutes full acceptance of these Terms & Conditions, including cancellation, no-show, and non-refundability policies, whether the reservation is made directly through our website or via a third-party platform.

By proceeding with a reservation, you confirm that:

  • You have read and understood the rate plan selected, including its cancellation and refund terms
  • You understand that non-refundable reservations are not eligible for refunds under any circumstances
  • You understand that no-shows will be charged 100% of the reservation amount
  • You authorize the charge to your payment method in accordance with the selected rate plan
  • You agree to be bound by these Terms & Conditions

2.11 Refundable Deposit for Flexible Reservations

For flexible rate plans, a refundable reservation deposit of $150 is charged to your payment method at the time of booking to secure your reservation. This deposit is an actual charge taken now — it is not a pre-authorization or temporary hold.

The $150 deposit is fully refundable up until the date that free cancellation ends for your selected rate plan (14 days before arrival for the Flexible – 14 Days plan, and 7 days before arrival for the Flexible – 7 Days plan). If you cancel within the free-cancellation window, the deposit is refunded in full. Once the free-cancellation period ends, the deposit becomes non-refundable and is applied toward your remaining balance, which becomes due in accordance with the selected rate plan.

3. Rates, Discounts, Fees, and Taxes


3.1 Rates & Discounts

We offer Early-Bird, Non-Refundable, Long-Stay, Group, and Event-specific discounts. All rates are subject to change without prior notice.

3.2 Government Taxes

As of 2023, the following apply to all stays:

Tourist Tax: USD $3.00 per night

Environmental Fee: 12.5% of the total reservation amount

3.3 Extra Fees

Smoking inside the apartment: $150 cleaning fee.

Lost electronic key: $15 replacement fee.

Excessive cleaning (if the unit is left in poor condition): up to $100 additional fee.

Early check-in or late check-out (if available): $15 fee.

Airport pick-up or drop-off service: $20 one-way (subject to availability).

Beach transfer: Available upon request and subject to availability.

Damage Liability: Guests are financially responsible for any damage caused during their stay.

4. House Rules


4.1 Parties & Events

Parties, events, or gatherings (including birthdays, bachelor/bachelorette parties) are strictly prohibited.

4.2 Quiet Hours

Guests must observe quiet hours between 23:00 and 09:00.

4.3 Smoking

Smoking is not permitted indoors. Designated outdoor areas may be available.

4.4 Conduct

The Property reserves the right to terminate a stay without refund if a guest's behavior is considered disorderly, disrespectful, or violates house rules.

5. Pets Policy

Pets are allowed in certain apartments only. Charges apply; please contact us prior to booking.

We can provide a pet bed and food/water bowls upon request. If your pet must remain in an air-conditioned room while unattended, please notify us in advance.

Service animals are also subject to the same conditions and fees.

6. Children & Infants

All ages are welcome.

Infants (0–3 years): stay free of charge.

Children (4–16 years): special pricing may apply.

Children 17 years and above: considered adults for booking purposes.

7. Check-In / Check-Out

Check-in: between 13:00 and 23:00

Check-out: between 07:00 and 11:30

Early check-in and late check-out may be requested and are subject to availability.

If approved, a $15 early check-in or late check-out fee may apply.

Guests with late flights may leave luggage in storage or request temporary use of a room to shower (subject to availability).

Failure to check out on time may result in an extra night's charge.

8. Reservation Form & Privacy

After booking, guests will receive a digital reservation form via email or WhatsApp. This form is governed by our Privacy Policy.

We will never sell or share your data with third parties.

All uploaded information is automatically deleted within 30 days after your stay.

If you prefer not to share your passport number online, you may write "N/A" and we will verify your ID upon check-in.

9. Acceptance of Terms

By making a reservation with us—whether through our website, by phone, email, WhatsApp, or via an OTA—you confirm that you have read, understood, and accepted these Terms and Conditions.
